Roof Maxx — a soybean-oil-based shingle coating — is heavily marketed across South Texas as a way to "extend roof life by 5 years for a fraction of replacement cost." The pitch sounds great. The reality in the Rio Grande Valley is different. Here's what we tell customers who ask about it.

What Roof Maxx claims

The product, made by an Ohio company, is sprayed onto aging asphalt shingles. The pitch: - Restores flexibility to brittle shingles - Extends roof life 5 years per application - Costs ~25% of a full replacement - Reapply every 5 years indefinitely

Marketing materials cite a 2010 study and various installer testimonials.

What actually happens in South Texas

We've inspected dozens of RGV roofs that had Roof Maxx applied 12–36 months earlier. Pattern we see:

  • Cosmetic improvement is real for ~6–12 months. Shingles look slightly darker and more pliable.
  • By 18–24 months in the RGV, that effect is gone. UV intensity here breaks down the coating faster than the company's stated lifespan.
  • Underlying problems aren't fixed. Granule loss, decking damage, ventilation issues — none of these get addressed by a coating.
  • Insurance often won't cover failures afterward. Carriers can argue the coating obscured the actual condition.

Why coatings don't work on aging shingles

Asphalt shingles fail because: - The asphalt binder oxidizes and becomes brittle (heat + UV) - Granules wear off, exposing the asphalt below - Underlying decking absorbs moisture - Flashing fails at penetrations

A surface coating addresses zero of these. It's like waxing a car with rust holes — looks slightly better short-term, problem still there.

The actual options for an aging RGV roof

If your roof is 12–18 years old and showing wear:

1. Targeted repairs ($300–$1,500)

If the issues are isolated — one valley, a few missing shingles, some failed flashing — a real repair fixes the actual problem. We do this honestly: come out, inspect, photograph, give you a written estimate. Most repairs complete in one visit.

2. Annual tune-up ($200–$500)

When a coating actually makes sense

There's one scenario where a roof coating is reasonable: white reflective coatings on flat commercial roofs. These are different products entirely (silicone, acrylic, or polyurea), they reflect heat (real value in South Texas commercial), and they can extend a TPO or modified bitumen roof's life by 5–8 years legitimately.

That's not Roof Maxx. That's a separate category. Don't confuse them.

Common questions

Roof Maxx says they have warranty backing. Is that real?

The warranty is between you and Roof Maxx (corporate or franchisee), not your insurance carrier. If the coating fails to perform, you're chasing the company for refunds — and if the franchisee has gone out of business (common), you have no recourse.

What if my roof is only 8 years old and looks bad?

If an 8-year-old roof looks bad, something's wrong: bad install, hail damage, or ventilation problems. Get a real inspection. Don't paper over the issue.

Why is Roof Maxx so popular if it doesn't work?

Marketing budget. The franchise model puts heavy ad spend behind it. Doesn't make the underlying claims true.

What about "RoofTec" or other soybean coatings?

Same category, same issues. UV in South Texas eats coatings faster than the manufacturer claims regardless of brand.
