TPO vs EPDM vs Modified Bitumen: Flat Roof Guide
For a flat or low-slope commercial roof in the Rio Grande Valley, three real options exist: TPO, EPDM rubber, and modified bitumen. Here's the side-by-side.
Quick comparison
| | TPO | EPDM | Modified Bitumen | |--|-----|------|------------------| | Color | White (reflective) | Black (absorbs heat) | Black/gray | | Lifespan in RGV | 20–30 yr | 20–25 yr | 15–20 yr | | Cost (2,000 sqft) | $14k–$18k | $13k–$17k | $12k–$16k | | Hail resistance | Good | Excellent | Good | | AC impact | Lowest (white) | Higher (black) | Higher | | Seam method | Heat-welded | Adhesive | Torch-applied | | Install speed | Fast | Fast | Slowest | | Repair complexity | Medium | Easy | Hard |
Our default: TPO
For most RGV commercial buildings, TPO wins: - White membrane reflects 70%+ of radiant heat → 5-15% AC savings - 20-30 year lifespan with proper install - Heat-welded seams stronger than adhesive over time - Industry standard for new commercial since ~2010
The downside: harder to repair than EPDM. Once a TPO membrane has aged 15+ years, the chemistry resists welding cleanly.
When EPDM beats TPO
- Small commercial under 5,000 sqft (AC savings don't pencil) - Hail-prone microclimates - Replacing existing EPDM (seam compatibility) - Strict budget constraints

When Modified Bitumen still makes sense
The oldest of the three modern flat-roof systems. We use it for: - Retrofits over existing modified bitumen - Buildings where torch-down installation is required by code or owner preference - Budget-constrained replacements
It's not our default — TPO usually wins on lifespan AND cost.
Energy cost difference: real numbers
Same 10,000 sqft RGV warehouse, 30-year analysis:
| | TPO white | EPDM black | Modified bitumen black | |--|-----------|------------|------------------------| | AC load increase from roof | Baseline | +12% | +14% | | Extra AC cost over 30 yr | $0 | ~$45,000 | ~$52,000 |
The energy delta alone usually justifies TPO premium for any RGV commercial building over 5,000 sqft.
Common questions
### Can I install over existing roof?
Sometimes, depending on existing condition and structural capacity. Tear-off is usually preferred for warranty validity.
### Which is most popular in the RGV?
TPO for new commercial. EPDM for additions and small commercial. Modified bitumen for retrofits.
### What about reflective coatings?
White silicone or acrylic coatings can extend an aging EPDM or modified bitumen roof's life by 5-8 years and recover some heat-reflection benefit.
