TPO Roofing for South Texas Warehouses
TPO (thermoplastic polyolefin) has become the default warehouse roofing system in the Rio Grande Valley for one reason: it pays back faster than any alternative. White TPO drops a 50,000 sqft warehouse's cooling bill 15-30% versus black-membrane alternatives. In RGV summers, that's $8,000-$25,000/yr saved — every year, forever.
Here's why TPO works for South Texas warehouses specifically.
What is TPO?
TPO is a single-ply roofing membrane made from polypropylene and ethylene-propylene rubber. White, smooth surface. Welded seams (hot air, no glue). Comes in rolls of 60-mil and 80-mil thickness.
Three install methods: 1. Mechanically fastened — most common, faster install 2. Fully adhered — higher wind rating, premium 3. Ballasted — gravel held down (legacy, rare in new RGV work)
Why TPO works in the RGV
### 1. Heat reflection (the big one)
White TPO reflects 70-80% of solar radiation. Black EPDM or modified bitumen reflects 5-10%.
In a typical 50,000 sqft RGV warehouse: - Black roof surface temperature on a 100°F day: 160-180°F - White TPO surface temperature: 100-120°F
That 60°F differential translates directly into HVAC load. We've measured 15-30% AC bill reduction on warehouse retrofits from black to white TPO.
### 2. Hurricane wind rating
TPO can be specified to 150-180 mph wind uplift depending on install method: - Mechanically fastened 60-mil: ~150 mph - Fully adhered 80-mil: 180+ mph
Both exceed RGV building code. For coastal warehouses (Brownsville, Port Isabel), fully adhered is the spec.
### 3. Chemical and biological resistance
TPO resists ponding water, jet fuel, hydraulic oil, and rooftop chemical spills better than EPDM or asphalt-based systems. Important for RGV warehouses near the airport, oil & gas operations, or distribution centers.
### 4. Easy repair
Welded seams. If a seam opens or a puncture occurs, we cut a patch from the same roll, hot-air weld it on, done in 30 minutes. No torch, no glue.
### 5. Solar-ready
TPO is the preferred substrate for warehouse solar. Manufacturer-approved penetration kits and clamp systems exist. Many warehouse solar installs go on TPO roofs first because the math works on cooling savings + solar generation combined.
Cost: 2026 RGV pricing
| Spec | Cost per sqft installed | |------|------------------------:| | 60-mil mechanically fastened | $5.50-$8.00 | | 60-mil fully adhered | $7.00-$10.00 | | 80-mil mechanically fastened | $7.00-$10.00 | | 80-mil fully adhered | $8.50-$12.00 | | Add: tapered insulation | $1.50-$3.50/sqft | | Add: cover board | $0.50-$1.00/sqft |
For a 50,000 sqft warehouse, expect $300,000-$500,000 total installed depending on insulation and adhesion specs. For a personalized estimate, use the [Roof Cost Calculator](/roof-cost-calculator).
Lifespan and warranty
TPO carries 20-30 year manufacturer warranties. Real-world RGV life: - 60-mil: 18-22 years - 80-mil: 22-28 years
Warranty types: - NDL (No Dollar Limit) — material + labor covered for full term. Premium choice. - Material-only — material replacement only, you pay labor.
For warehouses with high-value contents, NDL is worth the 10-15% premium.
What can shorten TPO life
Things to avoid: - Standing water for 48+ hours (causes membrane breakdown) - Heavy foot traffic without walk-pads - Solvent contamination near HVAC condensate drains - Hailstorm damage (Class 4 impact-resistant TPO available)
A maintenance program addresses all of these. See [Annual Maintenance Schedule for Texas Commercial Roofs](/blog/annual-maintenance-schedule-texas-commercial-roofs).
When TPO isn't the right call
- Restaurants with grease load → Modified bitumen handles grease better - Heavy rooftop traffic (rooftop equipment maintenance daily) → Mod-bit is more forgiving - Steeper-pitch commercial (2:12+) → Standing-seam metal becomes viable
For most RGV warehouses, retail, schools, and distribution centers, TPO wins.
Common questions
### How long is install?
10,000 sqft: 4-7 days. 50,000 sqft: 10-15 days. Weather can extend.
### Will the white surface stay white?
Some weathering and dirt accumulation in 5-7 years. Reflectivity drops 10-15% over time. Pressure-washing every 5-7 years restores most of it.
### Can I add solar later?
Yes — and many RGV warehouses do. Plan ahead by specifying solar-ready underlayment and noting future solar plans in the warranty registration.
### TPO over my existing roof?
Often yes. Code allows up to 2 layers. Saves 30-40% vs full tear-off. Reduces warranty options though.
### What's the warranty if I have damage?
NDL covers everything. Material-only covers product replacement; you pay labor. Workmanship warranty (separate, from us) covers install issues.
