What is TPO?

### 3. Chemical and biological resistance

TPO resists ponding water, jet fuel, hydraulic oil, and rooftop chemical spills better than EPDM or asphalt-based systems. Important for RGV warehouses near the airport, oil & gas operations, or distribution centers.

### 4. Easy repair

Welded seams. If a seam opens or a puncture occurs, we cut a patch from the same roll, hot-air weld it on, done in 30 minutes. No torch, no glue.

### 5. Solar-ready

TPO is the preferred substrate for warehouse solar. Manufacturer-approved penetration kits and clamp systems exist. Many warehouse solar installs go on TPO roofs first because the math works on cooling savings + solar generation combined.

TPO carries 20-30 year manufacturer warranties. Real-world RGV life: - 60-mil: 18-22 years - 80-mil: 22-28 years

Warranty types: - NDL (No Dollar Limit) — material + labor covered for full term. Premium choice. - Material-only — material replacement only, you pay labor.

For warehouses with high-value contents, NDL is worth the 10-15% premium.

What can shorten TPO life

Things to avoid: - Standing water for 48+ hours (causes membrane breakdown) - Heavy foot traffic without walk-pads - Solvent contamination near HVAC condensate drains - Hailstorm damage (Class 4 impact-resistant TPO available)

When TPO isn't the right call

- Restaurants with grease load → Modified bitumen handles grease better - Heavy rooftop traffic (rooftop equipment maintenance daily) → Mod-bit is more forgiving - Steeper-pitch commercial (2:12+) → Standing-seam metal becomes viable

### How long is install?

10,000 sqft: 4-7 days. 50,000 sqft: 10-15 days. Weather can extend.

### Will the white surface stay white?

Some weathering and dirt accumulation in 5-7 years. Reflectivity drops 10-15% over time. Pressure-washing every 5-7 years restores most of it.

### Can I add solar later?

Yes — and many RGV warehouses do. Plan ahead by specifying solar-ready underlayment and noting future solar plans in the warranty registration.

### TPO over my existing roof?

Often yes. Code allows up to 2 layers. Saves 30-40% vs full tear-off. Reduces warranty options though.

### What's the warranty if I have damage?

NDL covers everything. Material-only covers product replacement; you pay labor. Workmanship warranty (separate, from us) covers install issues.
