The math that matters

For a typical $300,000 RGV home with $2,000 annual homeowners insurance:

When 3-tab still makes sense

There are two scenarios:

  • You're selling the home within 5 years. 3-tab passes most insurance underwriting and gets you out the door. Buyer pays for the next roof.
  • It's a rental property where you're maximizing cash flow over 10–12 years before re-roofing.

In every other RGV scenario, Class 4 is the smarter choice.

How to claim the insurance discount

After install, your contractor provides a manufacturer Class 4 product certificate. Bring this + your install invoice to your insurance agent. Ask: "I installed UL-2218 Class 4 impact-resistant shingles. What's the discount?"

Most agents apply it on next renewal. Some apply retroactively for the current term. Don't wait — many homeowners who paid for Class 4 never claim the discount.
